It examines key trends and major players shaping the region’s construction industry.

Introduction

In this fifth article of our ‘Zonal Analytics’ series, we examine the building construction landscape of the South Zone during FY 2024–25. Utilising Biltrax’s BX-1 platform, the analysis offers a detailed look at the region’s development activity across various sectors. These include residential, commercial, retail, hospitality, healthcare, data centers, educational institutions, multi-level car parks, entertainment hubs, religious buildings, and other miscellaneous structures.

The South zone continued to emerge as a dynamic hub for IT and commercial infrastructure during FY 2024–25, supported by steady growth in residential construction and balanced development across multiple segments. Building on this momentum, the Karnataka Government launched the SWIFT City project near Sarjapur and introduced the Global Capability Centres (GCC) Policy 2024. The policy aimed to facilitate the establishment of 500 new GCCs by 2029, targeting an economic output of 50 US$-Billion and creating nearly 3.5 Lakh jobs.

Meanwhile, the Telangana Government approved 11,000 INR-Crore for constructing 55 Young India Integrated Residential Schools (YIRS). Each school was planned on 20–25 Acre and included a dedicated sports complex, contributing to the state’s education and institutional infrastructure. These strategic moves underlined the state’s commitment to strengthening its education ecosystem and digital economy.

Construction Projects in the South Zone

In FY 2024–25, Biltrax’s BX-1 platform tracked 2,080 building projects across the South Zone. These projects spanned a total construction area of 863 Million-SqFt, representing a cumulative construction cost of 323,938 INR-Crore. Of the total projects tracked, around 1,207 are ongoing, 832 are upcoming, and 41 remain on hold. This indicated a steady construction momentum across the region. The South Zone also reflected a rising demand for premium development. Around 559 projects fell under the luxury and high-rise segment during the last financial year, showcasing the region’s evolving urban profile.

State-wise Construction Overview of the South Zone FY 2024-25 (Based on Construction Cost)

Of the total projects tracked in the South zone during FY 2024–25, Karnataka emerged as the leading state in terms of project numbers, construction cost, and area. BX-1 tracked 729 building projects across the state during the last financial year. This represented nearly 43% of the zone’s overall construction cost. Moreover, these developments span approximately 356 Million-SqFt and were estimated at 140,308 INR-Crore. Notably, the Bangalore Metropolitan Region alone accounted for 91% of the state’s construction cost, highlighting its position as the region’s development nucleus.

In 2024, Karnataka made decisive progress across infrastructure, healthcare, and digital innovation. Under the “Brand Bengaluru – Green Bengaluru” initiative, the Government allocated 7,000 INR-Crore for key upgrades such as roads, stormwater drains, and lake rejuvenation. These upgrades laid the groundwork for sustainable urban transformation. Meanwhile, Bengaluru continued its emergence as a digital and innovation powerhouse. The state signed MoUs worth over 22,000 INR-Crore for data center investments, including Web Werks’ 100 MW facility.

Data Center

Meanwhile, Telangana ranked second in the region with 433 building projects, commanding a total construction cost of 125,170 INR-Crore. This represented nearly 43% of the zone’s total construction cost. As per BX-1 analytics, Hyderabad alone contributed to 363 building projects, worth over 122,897 INR-Crore. This represented nearly 98% of the state’s total construction cost. 

This growth was driven primarily by the Chief Minister Revanth Reddy’s forward-looking infrastructure initiatives. A notable development observed across the state during FY 2024-25 was the development of the 200 Acres AI city. This city will further position Hyderabad as the AI capital of India. The government has already identified required land parcels for the AI city in Maheshwaram, Serilingampally, Chevella, and Ibrahimpatnam. Moreover, the project will include Telangana’s first Skill University—scheduled for completion by 2028. 

Sector-Wise Distribution

In FY 2024–25, the South zone saw dominant participation from the private sector in building construction activity. BX-1 recorded 1,550 private sector projects, covering 784 Million-SqFt of construction area and construction cost at 298,208 INR-Crore. In comparison, the public sector and public–private venture (PPP) sector accounted for 530 projects, spanning 79 Million-SqFt with a total construction cost of 25,730 INR-Crore.

While the private sector drove the majority of developments, the public sector played a strong supporting role in shaping regional infrastructure. Altogether, nearly 75% of the total projects in the South zone were driven by private developers. 

Key Stakeholders in the South Zone (Based on Construction Cost)

In this section, we highlight the prominent players that shaped the South zone’s construction landscape during FY 2024-25. The data focuses on Key Project Owners, Architects, MEP Consultants, Structural Engineering Consultants, and Contractors who played a pivotal role in advancing the region’s construction momentum during the fiscal year. 

Major Project Owners

BX-1 tracked over 1,355 project owners actively delivering 2,062 building projects across the South zone during FY 2024–25. Significantly, the top 20 project owners account for more than 43% of the total construction cost, reinforcing their dominant role in shaping the zone’s urban and commercial growth.

  • Among these, Prestige Group is handling 12 building projects, spanning 29 Million-SqFt with a total investment of 11,625 INR-Crore. Of these, 8 projects are located within the Bangalore, accounting for 7,882 INR-Crore in construction cost. 
  • Similarly, Salarpuria Sattva is executing 10 projects, covering 27 Million-SqFt at a total cost of 9,952 INR-Crore. Notably, 9 out of these 10 projects are located in Karnataka, underscoring the state’s investment appeal for private developers.
  • Meanwhile, Brigade Group is managing 14 projects at a construction cost of 4,003 INR-Crore. With 11 upcoming projects and 3 ongoing, the company is setting the stage for a strong development pipeline over the next few years.
  • In Telangana, Rajapushpa Properties Private Limited is overseeing 2 high-value projects, together covering 18 Million-SqFt with a construction cost of 6,242 INR-Crore. Both developments are slated for completion by 2030.

Top Design Architects and Consultants (Based on Construction Cost)

In FY 2024–25, BX-1 identified 482 architectural firms contributing to the South zone’s construction landscape. These firms were associated with 888 building projects, covering 354.74 Million-SqFt of construction area, representing a cumulative construction cost of 140,094 INR-Crore.

Among them, RSP Design Consultants India Private Limited and Genesis Planners Private Limited lead the list. The firms are working on 13 and 18 projects respectively. Both firms were engaged in a portfolio of projects collectively valued at over 10,000 INR-Crore in construction cost. In addition, Zachariah Consultants is actively engaged in 8 projects, all located in Karnataka, with a combined cost of 7,404 INR-Crore—underscoring its strong regional presence.

Top 3 Structural Engineering Consultants

In FY 2024–25, BX-1 identified 266 structural engineering consultancy firms involved in 478 building projects across the South zone. These projects span a total construction area of 147 Million-SqFt and carry a cumulative construction cost of 60,972 INR-Crore. 

Design Tree Service Consultants leads the segment, working on 11 projects with a combined construction cost of 8,972 INR-Crore. Of these, 8 projects are ongoing, while 3 are in the pipeline. Meanwhile, Buro Happold India is executing 3 ongoing projects, all located in Telangana. Innotech Engineering Consult Private Limited is involved in 7 projects, each with a construction cost exceeding 100 INR-Crore, highlighting its role in high-value developments across the region.

Top 3 MEP Consultants

In FY 2024–25, BX-1 tracked 83 MEP consultancy firms involved in over 217 building projects across the South zone. These projects span a combined construction area of 167.33 Million-SqFt and are valued at 65,279 INR-Crore. 

Synergy Infra Consultants Private Limited and Ennovative Design Consultants lead the segment, with each firm executing projects worth over 5,000 INR-Crore. Together, they are executing 16 building projects, of which 15 are located in Telangana—highlighting the state’s growing concentration of high-value MEP-driven developments. MAPLE Engg-Design Services ranks third, currently working on 6 projects with a total construction cost of 4,651 INR-Crore.

Top 3 General Turnkey/ Civil Works Contractors

In FY 2024–25, BX-1 recorded 280 general turnkey contractors and civil works companies involved in over 381 building projects across the zone. These projects cover a total construction area of 67.50 Million-SqFt, with an aggregated construction cost of 22,504 INR-Crore. 

DEC Infrastructure & Projects (India) Private Limited is executing a notable upcoming project in Telangana, making it the leading contractor in the South zone. The project alone sprawls approximately 7 Million-SqFt, worth an estimated 1,444 INR-Crore. Meanwhile, L&T Construction & BG Shirke Construction Technology Private Limited is handling 3 projects each. These represent a construction cost of nearly 1,300 INR-Crore, each.

Tendering and Awarded Contracts

During FY 2024–25, BX-1 recorded over 614 tenders related to building projects in the South zone. The total construction cost of these projects stood at 27,676 INR-Crore. These tenders were issued by 137 authorities, with, Military Engineer Services (MES), Public Works (Buildings C & M) Department, Tamil Nadu each accounting for over 50 tenders.

The tenders comprised 493 for contractor selection, 105 for consultant appointments, and 16 linked to project owners. Notably, BX-1 identified 40 tenders from Telangana State Medical Services & Infrastructure Development Corporation (TSMSIDC) focused on civil works services. Additionally, 43 tenders from the Karnataka Housing Board (KHB) were mapped for the selection of design architects. In terms of contract awards, BX-1 successfully mapped 486 awarded contracts associated with building projects, representing a construction cost of 17,266 INR-Crore. Of these, 407 contracts were awarded to contractors, 78 to consultants, and 1 to project owner.

The South zone’s FY 2024–25 construction outlook highlights a vibrant and forward-moving market, driven by a strong private sector push, government-backed infrastructure programs, and rapid urban expansion. With over 2,000 tracked projects, and states like Karnataka and Telangana leading both in volume and value, the region is seeing robust activity across residential, commercial, healthcare, and educational segments. Biltrax’s BX-1 platform insights reveal a steady surge in high-rise, luxury, and large-format developments, particularly in key urban centres such as Bengaluru, Hyderabad, and Chennai. Simultaneously, increased tendering, especially in the public health and education sectors, signals sustained government focus on social infrastructure.
