Introduction
In this sixth edition of our ‘Zonal Analytics’ series, we examine the evolving building construction landscape of the Central zone during FY 2024–25. Utilising Biltrax’s BX-1 platform, the analysis offers a detailed look at the region’s development activity across various sectors. These include residential, commercial, retail, hospitality, healthcare, data centers, educational institutions, multi-level car parks, entertainment hubs, religious buildings, and other miscellaneous structures.
The Central zone’s has shown steady and significant growth during the last financial year. The zone’s development accelerated due to rising demand for housing finance, expanding urban footprints, and a renewed push for infrastructure modernization. Both government initiatives and private sector investments drove this positive momentum. There was a noticeable focus observed on strengthening the support ecosystem around urban growth centers during the last financial year in the Central Zone.

Construction Projects in the Central Zone
During FY 2024–25, BX-1 tracked nearly 369 building projects across the Central zone. These developments account for a total construction area of 66 Million-SqFt, with an estimated construction cost of 25,864 INR-Crore. Of the total projects tracked, 171 were under construction, while 195 remained in the early planning stages. Meanwhile, construction activity was on hold for 3 projects.
State-wise Construction Overview of the Central Zone FY 2024-25 (Based on Construction Cost)
Of the total projects tracked in the central zone during FY 2024–25, Madhya Pradesh emerged as the leading state with 238 building projects. These developments span approximately 46 Million-SqFt and are estimated at 20,491 INR-Crore. These cumulatively account for 78% of the overall construction cost in the Central zone. The state has showcased strong momentum in construction activity across multiple sectors.

Both Madhya Pradesh and Chhattisgarh undertook large-scale initiatives to upgrade urban and social infrastructure during the last financial year. These included bold steps in the healthcare, hospitality, residential, and spiritual tourism sectors.
In Madhya Pradesh, Chief Minister Mohan Yadav announced the development of a 3,300 Ha Spiritual City in Ujjain, targeting completion before Simhastha Kumbh 2028. Supporting this initiative, the Madhya Pradesh Tourism Board (MPTB) floated Expressions of Interest (EoI) for hospitality investments. The state offered over 45 land parcels near destinations such as Ujjain, Orchha, Dewas, and Khandwa. Each parcel invites a minimum investment of 100 INR-Crore, aimed at catalyzing premium hotel and resort development.

Meanwhile, Chhattisgarh secured a record 4,400 INR-Crore special incentive from the Central Government to implement reforms in urban infrastructure and healthcare. A major announcement included the development of a 5,000-bed Medicity in Nava Raipur, planned over approximately 200 Acres. The state also aims to establish 15 new medical colleges, positioning itself as an emerging hub for global medical tourism and modern health services.
Sector-Wise Distribution

During FY 2024–25, BX-1 tracked 153 private sector building projects across the Central zone. These developments accounted for 32 Million-SqFt of construction area and carried a cumulative cost of 10,729 INR-Crore. Meanwhile, public and Public-Private Partnership (PPP) ventures demonstrated even greater engagement. BX-1 recorded 229 such projects, spanning 35 Million-SqFt, and valued at 15,413 INR-Crore. This strong public-sector footprint reflects the Central zone’s growing emphasis on institutional, social, and civic infrastructure.
Towards the end of the financial year, 64 public projects had entered the tendering stage for contractor selection, while 10 projects for the selection of design consultants. Notably, many of these tenders concentrated in that segment, highlighting the government’s intent to enhance learning ecosystems across the region.
Key Stakeholders in the Central Zone: FY 2024-25 (Based on Construction Cost)
In FY 2024–25, BX-1 identified 435 companies actively involved in the building construction landscape of the Central zone. These companies were involved in 369 projects with a combined construction cost of 25,857 INR-Crore. In this section, we highlight the prominent players that shaped the South zone’s construction landscape during FY 2024-25. The data focuses on Key Project Owners, Architects, MEP Consultants, Structural Engineering Consultants, and Contractors who played a pivotal role in advancing the region’s construction momentum during the fiscal year.
Major Project Owners
As of FY 2024–25, BX-1 monitored over 200 project owners actively driving 369 building projects across the Central Zone. These developments span a combined construction area of 66.21 Million-SqFt and hold an aggregated construction cost of 25,857 INR-Crore.
- Bharat Heavy Electricals Limited (BHEL) led in terms of project value, delivering a single township development in Madhya Pradesh. The construction area exceeds 2 Million-SqFt. The project is valued at 6,288 INR-Crore, accounting for 24% of the total construction cost in the region.
- The Public Works Department, Madhya Pradesh (MP PWD) followed with 41 building projects, primarily focused on healthcare and educational infrastructure. These were worth a cumulative cost of 1,243 INR-Crore.
- Meanwhile, the Madhya Pradesh Building Development Corporation Limited (MPBDCL) oversaw 21 projects, collectively worth 1,185 INR-Crore.
- In the hospitality segment, the Indian Hotels Company Limited (IHCL) was managing 4 hotel projects—3 located in Madhya Pradesh and 1 in Chhattisgarh. Moreover, these were valued at a total construction cost of 1,141 INR-Crore.
Top Design Architects and Consultants (Based on Construction Cost)
In FY 2024–25, BX-1 identified 87 architectural design firms delivering over 143 building projects across the Central zone. These projects spanned a combined construction area of 20.97 Million-SqFt with a cumulative construction cost of 6,684 INR-Crore.
ASA Design (Architects Shalini Amit) and DDF Consultants Private Limited topped the list. Each of these firms were working on a single high-value project located in Madhya Pradesh. Meanwhile, Avam Consultants was involved in 10 building projects across Chhattisgarh, with a total construction cost of 324 INR-Crore.

As per BX-1 data, 39 consultancy firms were involved in managing over 59 building projects across the Central Zone in FY 2024–25. Innotech Engineering Consult Private Limited led the list, executing a single ongoing project in Madhya Pradesh. This project was valued at an estimated 700 INR-Crore (construction cost). Furthermore, Avam Consultants and Prem Chaudhery & Associates Private Limited followed in the second and third positions, respectively.

In FY 2024–25, BX-1 monitored 22 MEP consultancy firms involved in over 34 building projects across the Central zone. These projects span a total construction area of 6.05 Million-SqFt worth a total construction cost of 1,702 INR-Crore.
OneMEP Services Private Limited led the segment, delivering 6 projects, all located in Chhattisgarh, marking its strong regional presence. Prem Chaudhery & Associates Private Limited and Arcop Associates Private Limited followed in the second and third positions, respectively. Both firms were engaged in single, high-value projects, contributing to the zone’s technical infrastructure landscape.

Top 3 General Turnkey/ Civil Works Contractors
In FY 2024–25, BX-1 tracked 100 general turnkey and civil works companies involved in over 118 building projects across the Central zone. These projects spanned a total construction area of 15.18 Million-SqFt, further representing a combined construction cost of 3,929 INR-Crore.
JP Structures Private Limited led the list, executing 2 major projects with a total construction cost of 605 INR-Crore. Moreover, Ahluwalia Contracts (India) Limited and Dee Vee Projects Limited followed closely. The firms were actively contributing to the development landscape with 1 and 2 active projects, respectively. Their presence underscored continued private sector participation in large-scale civil works across the Central zone.

Tendering and Awarded Contracts
During FY 2024–25, BX-1 recorded 248 tenders in the Central zone, linked to the 263 building projects. These were valued at a cumulative tender cost of 10,755 INR-Crore. These tenders encompassed all major stakeholder categories, including contractors, consultants, and project owners. Notably, the Public Work Department, Madhya Pradesh (MP PWD) alone floated 52 tenders (as tracked by Biltrax) during this period. These were primarily for the selection of civil works contractors.
In terms of contract awards, BX-1 tracked 283 awarded contracts across the Central Zone in the last financial year. These were across 295 building projects. Of these, 236 contracts were awarded to contractors alone. Notably, 177 contracts—were concentrated in the residential and educational sectors. Among the top awardees, Bridge and Roof Company India Limited secured a single but notable contract involving 12 Eklavya Model Residential School projects, all located in Chhattisgarh.
