Casa Sereno, New Delhi | Cityspace’82 Architects

Casa Sereno, located on Rajdoot Marg in Chanakyapuri, New Delhi, presents a modern residence defined by clarity, structure, and restraint. Cityspace’82 Architects designed the project under the leadership of Ar Sumit Dhawan.

The design reflects the client’s vision of an elegant yet understated home. Therefore, the architects created a space that feels calm, clutter-free, and timeless. They focused on open layouts, natural light, and a strong connection to the outdoors. Simultaneously, they maintained a refined architectural language across the residence.

The project spans 16,500 SqFt. It started in October 2021 and reached completion in January 2025.

Casa Sereno Facade and Architectural Expression

The residence establishes a strong presence through its facade. The architects designed a cubic volume with horizontal bands. These bands create a grounded yet expansive form.

They introduced a double-skin facade with wood-finish aluminium louvers and a perforated aluminium screen. This system improves privacy and shading. It further enhances thermal performance and adds visual depth. Moreover, the facade uses minimal openings and concealed glazing. Consequently, it ensures privacy while maintaining a restrained architectural expression. Additionally, the orientation and natural light play a crucial role. Large windows, open layouts, and subtle zoning help enhance daylight and ventilation while maintaining privacy.

Spatial Planning and Zoning Strategy

The architects organized the residence from the basement to the second floor. Each level serves a clear function. The basement houses the entertainment zone with a bar, pool table, and lounge areas. The ground floor accommodates communal spaces along with the parents’ zone. Meanwhile, the first floor is dedicated to the children. The second floor serves as the mother’s private retreat.

“This vertical zoning ensures clear separation of public, private, and leisure spaces. Circulation is efficient, and materials are kept minimal and refined to reflect the overall design ethos. The home follows a minimal, modern, and functional design with a focus on clean lines, open volumes, and a neutral material palette. The inspiration came from the idea of “luxury in simplicity”, where every element is intentional, refined, and rooted in comfort”, highlights Sumit.

Living Spaces and Interior Experience

The living room defines the core experience of the home. The designers created a double-height space using Satvario marble, Laminam surfaces, and engineered wood. A painting introduces a subtle layer of color. Meanwhile, floor-to-ceiling windows bring natural light into the space. At the same time, they connect the interiors with surrounding greenery. The double-height volume enhances openness and interaction.

The design also includes private green pockets. These elements draw from both contemporary international homes and traditional Indian courtyards. The space, thus, balances modern aesthetics with spatial warmth. 

Adjacent to the living area, the staircase zone uses partition walls for definition. Backlit onyx forms a strong visual element and adds depth. Further ahead, the dining area features warm statement lighting and refined flooring. Fine metal accents and custom joinery enhance the space without adding clutter.

Casa Sereno Private Spaces and Material Palette

The private spaces reflect personalized yet cohesive design choices. The architects prioritized functional layouts with built-in storage and study areas.

The second floor is fully dedicated to the mother. It includes a spacious bedroom, walk-in wardrobes, a puja room, and access to a terrace garden. This level creates a sense of solitude and connection. The interiors use textured paints, soft fabric wall coverings, and accent cladding. These finishes add warmth and tactile depth. In addition, every bathroom connects to private green spaces or open-to-sky pockets. This approach improves natural light and ventilation.

Construction Challenges and Execution

The project faced challenges due to its location in Chanakyapuri, a high-security diplomatic zone. The site imposed strict regulations, limited working hours, and frequent security checks. The team, thereby, had to carefully plan material movement and labor coordination. They worked closely with local authorities and followed all protocols. Phased execution helped maintain progress and reduce disruption.

Sustainability and Environmental Strategy

The residence integrates sustainability into its design. The architects used double walls with cavity insulation to regulate indoor temperatures. This reduces dependence on mechanical systems. They also installed high-performance Double Glazed Units to limit thermal gain and loss. In addition, energy-efficient LED lighting reduces electricity consumption.

Water-saving fixtures and low-flow fittings help conserve water. Private green pockets also support passive cooling and improve the micro-climate. The design uses locally sourced materials and regional craftsmanship. Stone cladding, lime-textured walls, and indigenous wood accents connect the home to its context while maintaining a modern aesthetic.

Casa Sereno reflects a clear and disciplined design approach. The architects focused on simplicity, functionality, and spatial clarity. Every element serves both aesthetic and practical needs. Consequently, the residence balances opulence with restraint. It offers expansive spaces connected to light, volume, and greenery, while maintaining a minimal and modern character.
