The International Tech Park in Chennai stands as a Grade-A campus developed for CapitaLand, one of Asia’s leading diversified real estate groups. Prime Location and Well-Defined Master Plan

The International Tech Park sits on a 12.67 Acres site with an area of 3.43 Million-SqFt along the 200 radial Road. The location places it close to major IT hubs such as DLF Downtown, Embassy, and KRC. It also offers excellent connectivity, standing only 6 Km from Chennai International Airport.

The master plan establishes clear and efficient ground-level circulation. A pedestrian spine runs along the eastern edge, featuring a continuous covered walkway that leads into work pods and informal meeting zones. On the western side, the campus reserves a dedicated lane for vehicular movement and services. Between these two axes, the design positions two identical towers connected by a shaded plaza that functions as both a green lung and a fire-tender route.

Architectural Form and Functional Planning

Each tower rises 45 Meters high and includes three basement levels for parking, a ground floor with retail and food courts, and ten office levels. The terrace supports wellness zones that encourage employee engagement.

A central atrium fills the interior with natural light and hydroponic vertical gardens. These features improve indoor air quality and offer visual comfort. Additionally, a high-performance glazed façade wraps the building in laminated glass fins, whose tones reflect CapitaLand’s brand identity. Landscaped refuge balconies and staggered volumes add depth and movement to the tower façade.

The floorplates span 100,000 SqFt and support high layout flexibility. Tenants can occupy a full floor or divide it into eight independent modules. Each module connects directly to service cores and fire refuges. This modular design maximises leasable area and provides twice the partitioning adaptability of conventional office buildings

Sustainability and Net-Zero Performance

The design integrates active and passive sustainability measures to lower resource consumption and achieve self-sufficiency. High-performance glazing allows 75% daylight penetration, which reduces artificial lighting loads. An intelligent automation system controls lighting, blinds, and air conditioning to optimise energy use.

A hybrid water- and air-cooled HVAC system works with digital-twin metering to further reduce energy demand. Each key system includes redundancy to ensure reliable performance. Water management strategies minimise raw water usage through greywater treatment, rainwater harvesting, and aquifer recharge. The project also implements responsible procurement, on-site waste segregation, and waste-management partnerships, ensuring that all construction and operational waste stays out of landfills. These steps collectively enable true net-zero performance in energy, water, and waste.

Moreover, the International Tech Park establishes a forward-looking model for sustainable workplace design in India. Its blend of smart planning, flexible architecture, and strong environmental stewardship sets a benchmark for the next generation of high-performance IT campuses across the country.
