Nimbus Arista Luxe Revival: 1,100 INR-Crore investment to restart Noida Sector 168 project

Nimbus Projects Ltd has announced an estimated 1,100 INR-Crore investment to revive the long-stalled Arista Luxe residential project in Sector 168, Noida. Under the revival, the company will complete Phase 1 infrastructure and develop Phase 2, unlocking over 600 pending registries for homebuyers.

Phase 2 of the proposed Nimbus Arista Luxe will feature 342 ultra-luxury residential apartments. The project will offer 3, 4, and 5 BHK apartments across Towers 5, 7, 8, and 9. Highlights include 65% open green space, a 1.6 Lakh-SqFt landscaped zone, and seven themed swimming pools. Additionally, it will showcase double-height lobbies, 11 Ft floor-to-floor height, and smart home automation. Completion is targeted by 2029.

Appointed as co-developer by the Noida Authority, Nimbus has already deposited 80 INR-Crore in dues. Moreover, the company has begun work on fire safety systems, lifts, and sewage treatment. Additionally, it has spent 20–25 INR-Crore to upgrade essential services in existing towers. Nimbus Arista Luxe is backed by internal accruals and institutional loans, with 100% of funds earmarked for construction. Meanwhile, Sunworld Residency, the original developer, will assist with land access and documentation but bear no liability for Phase 2.
