Global industrial real estate leader Panattoni has entered Kerala with an estimated 800 INR-Crore investment to set up a modern industrial and logistics park in partnership with Edayar Zinc Ltd. The park will be developed in the Edayar Industrial Area, Kochi, as part of the Kerala Logistics & Industrial City (KLIC) initiative. This partnership aims to make Kochi a major hub for logistics and manufacturing, driving growth and attracting global investors.
The project will be built in two phases. Phase I will cover an anticipated 20 Acres with a construction area of 5.2 Lakh-SqFt for infrastructure, catering to e-commerce, FMCG, 3PL, and pharmaceutical clients. Additionally, Panattoni plans to begin construction in February 2026 and launch operations for the first phase by February 2027. The park will feature a 12 Meter clear height and FM2-grade floors. It will also offer a five Tonne loading capacity, K160 sprinklers, and an IGBC-certified sustainable design.

This development marks a major step in Panattoni’s India expansion. The partnership with Edayar Zinc Ltd and the Kerala Government will create around 5,000 jobs. Moreover, the project aims to attract more than 1,500 INR-Crore in new investments. This Panattoni project will strengthen the Kerala economy, enhance logistics efficiency, and support sustainable industrial growth across the region.
