The Tamil Nadu Government has identified an anticipated 14,839.62 Acres across 30 locations to build new industrial parks as part of SIPCOT’s land bank creation. The largest land parcel measures 2,570.27 Acres at Mudivaithanendal in Thoothukudi. Sillanatham Phase-II and Umarikottai in Thoothukudi follow with 1,293.87 Acres and 1,058.74 Acres, respectively. Nallur in Chengalpattu accounts for another 1,004.07 Acres.
The State has manufacturing clusters for automobiles and components, electronics, IT, textiles, aerospace, food processing, and country-specific hubs. Renowned for its extensive industrial land availability, Tamil Nadu offers opportunities ranging from joint ventures to brownfield projects. It has the highest concentration of Special Economic Zones (SEZs) in the country, accounting for one-third of the State’s exports. The State is also moving towards plug-and-play industrial spaces to improve the investment readiness of upcoming industrial parks.
In addition, the State has anticipated nearly 33,647.82 Acres under land acquisition for 44 upcoming industrial parks. The State Industries Promotion Corporation of Tamil Nadu (SIPCOT) Limited currently manages 54 industrial parks, including eight SEZs, across 27 districts. These parks cover an anticipated 50,059.75 Acres. SIPCOT also provides land allotments, incentives, and other facilitation services to support industrial growth.

Electronic Manufacturing Clusters
Two electronic manufacturing clusters highlight the State’s continued focus on developing industrial infrastructure. These clusters will include facilities such as electronics testing and certification labs, PCB design and rapid prototyping centres, and testing labs for batteries and chargers.
- Manallur – 474 Acres, estimated at 587.47 INR-Crore
- Pillaipakkam – 379 Acres, estimated at 440 INR-Crore
SIPCOT Industrial Park: Plug-and-Play Development
SIPCOT is moving towards plug-and-play industrial parks to help businesses begin operations faster. These spaces provide essential facilities such as roads, power, 24/7 security, water supply, and connectivity in advance.
SIPCOT is also developing these facilities under the Public-Private Partnership (PPP) model at Vallam-Vadagal, Oragadam Medical Devices Park, Panapakkam, Gangaikondan, Shoolagiri, and Manallur. The projects have a combined estimated cost of 1,657.46 INR-Crore.
