Excentia Tatva is a luxury residential development located on Rajpur Road in Dehradun. The project spans on an anticipated 4.89 Acres and comprises 307 ultra-low-density residences across five towers. Confluence Designs has aligned the development with the site’s natural contours. As a result, the project establishes a strong connection between built spaces and the surrounding landscape.
The design follows biophilic principles. It integrates nature into everyday living while maintaining a contemporary architectural identity. In addition, the planning prioritises orientation and views. Most residences offer uninterrupted vistas of the Mussoorie hills. Deep balconies, extending up to nine feet, further strengthen this connection by blurring the boundary between indoor and outdoor spaces.

Design Vision at Excentia Tatva
The project reflects a design approach that combines environmental sensitivity with residential comfort. The intent focuses on creating a living environment that responds to its natural setting while supporting long-term sustainability.

Architectural Expression
The architecture features a contemporary grid-and-arch second-skin façade. This design reinterprets regional forms while improving climatic performance. The layered façade introduces depth and shading across the building envelope.
At the same time, it creates a consistent visual rhythm along the elevation. The façade balances identity with functionality, ensuring both performance and visual character remain integral to the development.



Spatial Planning at Excentia Tatva
Planning unfolds across both vertical and horizontal planes. A network of interconnected wellness and community spaces defines the development.
At the rooftop level, the design incorporates infinity pools, yoga decks, sky gardens, and viewing pavilions. These amenities enhance the residential experience while taking advantage of the surrounding views.
At the ground level, the landscape transitions into cascading plazas, shaded pathways, and water features. A multi-level clubhouse integrates into the natural slope, reinforcing the project’s contextual approach.
Landscape Integration and Natural Preservation
A key highlight of Excentia Tatva is the preservation of a 200-year-old sacred tree at its centre. Known as The Panchvati, this element serves as both a cultural and ecological anchor within the project.
The design integrates this feature into the larger landscape strategy. It reflects a commitment to preserving natural assets while accommodating modern residential needs.
