AVIARA is a luxury residential development located in Sundar Nagar, New Delhi. The project spans a built-up area of 10,900 SqFt and reflects a fusion of contemporary architecture and minimalist interiors. Designed by Workshop for Metropolitan Architecture, AVIARA establishes a strong connection between built spaces and the surrounding natural context, drawing inspiration from the nearby Delhi Zoological Forest.

Design Vision at AVIARA
The design of AVIARA focuses on creating a timeless residential environment. It combines classical influences with a minimalist approach to ensure long-term relevance. The planning emphasises simplicity, balance, and visual harmony across spaces.
“The homeowners dreamed of a residence that was timeless and evergreen. This inclination led us to select a classical theme, ensuring the design remained elegant and enduring across time. Hence, we followed a minimalist theme for the interiors of the house. The design incorporated mild contrasts and fresh colours, creating a harmonious and refreshing aesthetic”
– Ar. Gagandeep Kapila, Founder and Principal Architect, Workshop for Metropolitan Architecture.
This vision shapes both the architectural language and interior planning of AVIARA. The residence, thus, balances luxury with restraint while maintaining a cohesive design identity.

Architectural Expression
The architectural expression of AVIARA follows a contemporary approach with clean lines and layered detailing. The façade features linear proportions, sleek materials, and carefully integrated elements that enhance its visual identity.
“Luxury lives in the details, and simplicity enhances its grandeur. Hence, small cantilevered balconies with stone cladding and wooden accents, add to the modern aesthetics. Large glass fenestrations, strategically placed openings, and louvered edges allow natural light to flood into the interiors”
– Ar. Bhuvan Kapila
Additionally, the design incorporates large openings and glass fenestrations. These elements maximise natural light and strengthen the connection between indoor and outdoor spaces.

Spatial Planning at AVIARA
The planning of AVIARA is organised across three distinct levels. Each floor responds to specific functional requirements while maintaining continuity in design.
The ground floor accommodates the parents and focuses on comfort and accessibility. The first floor is designed for the son and his family, offering private living spaces. Meanwhile, the second floor caters to social gatherings and entertainment.
The interiors feature carefully curated materials and finishes. The foyer includes Satvario marble flooring and brass-accented elements. The living areas incorporate neutral tones, classical furniture, and accent lighting to enhance spatial quality. In addition, zoning ensures smooth transitions between formal and informal spaces.

Interior Experience and Design Detailing
Each space within AVIARA follows a distinct yet connected design language. The residence integrates textures, materials, and colours to create a layered spatial experience.
The formal living area features neutral palettes and classical furniture styles. Accent elements such as chandeliers and wallpaper introduce visual depth. At the same time, informal spaces include lounges, bar areas, and interactive zones that enhance usability.
“Chic interiors, minimalist accents—because less is truly more when done with class. The formal living area is draped in neutral tones and classical furniture style, adding a sense of luxury to the space. It features classical lines, harmonising with the overall aesthetic. Further, with upholstered in muted tones and premium fabrics, the pieces enhance comfort while maintaining an understated elegance”
– Gagandeep
Private spaces, including bedrooms, follow individual themes. However, they maintain consistency in overall design intent. This approach ensures both variety and cohesion across the residence.

Sustainability and Landscape Integration at AVIARA
AVIARA integrates sustainability into its overall design strategy. The residence operates entirely on solar energy, ensuring energy efficiency. Additionally, the project uses weather-sealed and ethically sourced engineered wood for external fenestration.
The design also aligns with the “Make in India” philosophy by incorporating locally sourced materials. Landscape elements include outdoor seating areas, sculptures, and planned greenery. These features enhance the spatial experience while maintaining environmental sensitivity.

Project Significance
AVIARA presents a residential model that combines architectural clarity with functional planning. It balances contemporary design with classical influences while integrating sustainability.
By aligning spatial planning, material selection, and environmental strategies, AVIARA delivers a cohesive living environment. It reflects a modern residential approach that prioritises comfort, efficiency, and long-term design value.
